    What's actually possible here, really?

    What happens

    Before anything is drawn, we investigate what is possible on your plot or in your property: in planning, technical, and financial terms.

    We analyse the planning context, the existing situation, orientation, and the buildable envelope.

    Clarity on what is feasible, and an initial budget direction.

    Design

    How does this become good architecture?

    What happens

    Your wishes, the site, regulations, and budget are translated into an architectural concept.

    Key-Design's role

    We work on spatial layout, circulation, daylight, privacy, and the relationship between indoors and outdoors.

    What you get

    A design that works, both architecturally and practically.

    Not a collection of loose drawings, but a coherent idea where every choice has a reason.

  4. 04

    Permitting

    How do I get through the regulations?

    What happens

    The design is further developed within the applicable planning framework and prepared for submission.

    Key-Design's role

    We compile the permit application, submit it, and follow up on the procedure, including any required revisions.

    What you get

    A correctly submitted application, and an architect who follows the procedure on your behalf.

  5. 05

    Technical Development

    How does the beautiful idea become a buildable building?

    What happens

    The design is developed into a technical file: construction drawings, details, materials, and specifications.

    Key-Design's role

    We work together with engineers and specialists, and document technical decisions in a clear bill of quantities.

    What you get

    A file that can actually be built from, not loose sketches.

    A fully developed technical file lets you compare contractor quotes objectively.

  6. 06

    Realisation

    How does the design become reality?

    What happens

    Construction begins. The design is carried out step by step by the contractor and the team.

    We regularly follow up on-site, monitor quality and design intent, and help resolve unforeseen issues.

    What you get

    Visibility into progress, and an architect who stays involved to the end.

    You stay involved without having to manage the site yourself.

  7. 07

    Completion

    When is it really finished?

    What happens

    The works are inspected and the final details completed until the project is ready for use.
